Things to Know About the Proper Location

Signs need to be installed such that they are viewed clearly by the maximum number of people in order to perform their intended purpose to the greatest degree possible.

Before the site is selected, however, there are several things to consider.

Does the sign require a permit?

If so, does it comply with regulations?

Will it impede a motorist’s line of sight as they negotiate traffic?

Is the site selected at least 1’ behind the property line and set back at least 15’ off of the road?

Is the area free from underground utilities?

 

All of these concerns must be satisfied before a commercial real estate site sign can be safely and legally installed. Each municipality has its own rules regarding temporary commercial real estate signs.  Your sign supplier should be familiar with these requirements.   A current survey needs to be reviewed to determine where the actual property line is.  Typically, there are VDOT easements directly beside roadways.  Signs can not be legally installed in these easements without a special permit from VDOT.  Once the property line is found select a site that will offer the best visibility to motorists without interfering with their line of sight.  Keep in mind that this location must be at least 1’ behind the property line and at least 15’ off of the road.  Finally, the site for the sign must be clearly marked with white flags so that Miss Utility locators can easily find it.   White is a color that is not used by any of the utilities.  Using white flags prevents confusion with markings by Miss Utility locators.  Once the site is marked Miss Utility must be called.  This is not only required to install the sign safely it is required by law.  The sign installer should call Miss Utility because they will be responsible for the work.  No digging can take place until the site has been cleared.  Miss Utility normally requires three days for this service.

 

Please note that the location of the sign must be able to be described to the Miss Utility operator over the phone.  No drawings can be faxed or e-mailed to assist with the description.  If the site is not clearly marked the Miss Utility locators will report that the address was not clear.  The ticket for the installation will not be released until this is corrected.  The locations of signs promoting the availability of land without a building are the most difficult for Miss Utility locators to find. It works best when the agent for the property marks the location.  This individual has access to the survey so they are in the best position to know where the property line is.  They also know their client and are privileged to what preferences they might have regarding sign location.   At Sign Crafters we are always happy to meet with commercial real estate agents to assist with the marking of the site.   A properly located sign results in business!
